Selling Your Property
If you're in the market to sell, there are many things to consider prior to putting your property on the market. Our experienced team will do all they can to assist you in each aspect of the selling process to ensure that you walk away with the absolute maximum.
Representation
The Responsibility of our Licensed Agents is to represent your best interests through every stage of the sales process. Our agents are highly experienced in marketing, finance options, transaction forms, as well as marketing technology to ensure the best possible sale of your property.
Price
Determining price is by far the most important factor to ensure the highest return when selling your property. Our Licensed agents will assist in comparing neighboring properties that have recently sold, as well as comparing the cosmetics of the property to ensure that you price appropriately. This is meant to ensure a quicker sale at the maximum value.
Prepare To Sell
It is very important to achieve a great first impression when selling your property. Whether your property is occupied with a tenant or not, there are many things that can be done to ensure that you achieve quality showings. Your agent will help guide you through that process.
Marketing
Creating a plan to ensure maximum exposure is achieved is key to getting the property sold for the best price possible. Using the best technology available, your agent will ensure your property is listed online where it is widely seen and easily found.
Showings
Showings are a necessary part of selling the home. They can easily be inconvenient, however your agent will work with you or the tenant(s) to ensure that the home is clean and vacated for each showing. This will help ensure quality showings that result in offers on the property.
The Offer
Once an Offer is received, your agent will help ensure you understand the agreement in its entirety. They will also assist with any negotiations to ensure the absolute best price is achieved for your property.
Inspection
Once a buyer and seller reach a mutual agreement on the property, a home inspector is hired to investigate the property. Once this takes place, the buyer will have the opportunity to negotiate with the seller to cover certain costs of repairs or concessions. Your agent will assist with negotiation with the buyer in attempt to eliminate these costs to the absolute maximum.
Escrow & Closing
Once the offer is accepted and a closing date chosen, escrow allows the buyer and seller to have an outside party ensure that all parts of the contract are complete. Your Agent will help coordinate the completion of all necessary documents with the escrow company. At closing, all of the necessary paperwork is signed by both parties. Settlement fees are also paid and recorded. Prior to closing, you'll receive a settlement statement that will outline which fees/costs pertain to you.
